Form N215 Certificate of Service of Section 8 Notice

The Form N215 Certificate of Service of Section 8 Notice is the Court form to be completed by the person who has served a Section 8 Notice on a tenant.  The Certificate of Service can then be submitted to the court if the landlord subsequently applies to the court for a possession order. 

Important Notice: The Renters Reform Bill will abolish Section 21 “no fault” evictions and transition all tenancies to periodic tenancies, removing fixed terms. Landlords will only be able to  evict tenants using strengthened Section 8 grounds for possession. We will continue to review and update our documents in line with any legal changes. 

What is a Form N215?

Form N215 is the Certificate of Service - a court form which is used to prove that a legal document, such as a notice, has been properly served on the other party, in this case the tenant.  The form confirms when, how and by whom the document was delivered.  

When do I need to use Form N215?

You can use this form when you have served a Section 8 (or Section 21) Notice, and need to prove service if court action is taken.  If you are applying to the court for possession using Forms N5 and N119 you must show that the tenant received the notice seeking possession.  The form serves as evidence that you have served the tenant.
