What is a Section 8 Notice?
The Notice tells the tenant specific legal grounds on which the landlord wishes to terminate the tenancy. The Notice can be used in respect of an assured tenancy or an assured shorthold tenancy.
What are the Legal Grounds for Section 8?
Under Section 8, there are currently 18 grounds for possession, divided into Mandatory grounds and Discretionary grounds. Landlords must provide evidence of the grounds they cite.

Will the Renters Rights Change Section 8?
The Renters Rights Bill proposes to amend and strengthen Section 8 grounds for possession. This includes new grounds based on:
- the landlord intending to sell the property;
- occupation by the landlord or their family members;
- strengthened grounds for student tenancies; and
- employment linked accommodation
